We use a mixed-income housing model to better reflect the people and needs of our community. This means some identical suites are offered at different price points to ensure housing is accessible to a diverse range of residents.
In alignment with CMHA and BC Housing, we define housing as affordable when it costs no more than 30–35% of gross household income. By offering a range of rental rates within the same building, we help create an inclusive community where people with different income levels can have fair access to affordable rental homes.

Yes. A limited number of suites at O’Shea Place are designed to be accessible for residents with mobility issues, including wheelchair users.
If you require an accessible unit, please indicate this clearly in your application so we can consider your needs during the review process.

O’Shea Place uses a mixed-income model. Rent is tied to income to ensure affordability. Two identical units may have different rental rates because they are designated for different income ranges.

All members of the household must be a Canadian citizen, have Permanent Resident Status, or Landed Immigrant Status.

No. This property is designated for independent residents and does not provide onsite assistance for day-to-day living.

No, due to the mix of units we have we cater to multiple different income levels. From teachers to paramedics, seniors to service workers, our housing is designed to help working families and retired seniors find long term sustainable housing.

Household income includes the total gross (before tax) income of all adults who will be living in the unit.
You will be asked to provide income verification, typically through your:

Due to the high volume of interest, only shortlisted applicants will be contacted.

We will reach out to those who have completed the application and have been shortlisted by our selection committee. Those selected will have an interview with the committee. You will be expected to bring up to date financial documents as well as a list of references to be contacted.

Yes. O’Shea Place is a non-smoking building and property.
Smoking is not permitted inside units, on balconies, or anywhere on the property.
Please also respect the adjacent wooded park area as smoke-free. -

Yes, the Sunshine Coast Affordable Housing Society will require all residents to have renter’s insurance that covers personal belongings and general liability proof of active insurance is required.

No. Our current properties are funded mainly through a mortgage that our organization takes out and uses the rents to pay. We aim to keep the rents as affordable as possible, but as our mortgage is fixed we must ensure that our rents are fixed as well so we can meet our financial obligations.
