Frequently Asked Questions

We use a mixed-income housing model to better reflect the people and needs of our community. This means some identical suites are offered at different price points to ensure housing is accessible to a diverse range of residents.

In alignment with CMHC and BC Housing, we define housing as affordable when it costs no more than 30–35% of gross household income. By offering a range of rental rates within the same building, we help create an inclusive community where people with different income levels can have fair access to affordable rental homes.

  • O’Shea Place uses a mixed-income model. Rent is tied to income to ensure affordability. Two identical units may have different rental rates because they are designated for different income ranges.

  • There are 33 homes available. We offer a range of Studio Suites, 1-bedroom, 2-bedroom, and 3-bedroom units.

  • You must apply for a unit that aligns with your household income.

    As a guideline, your rent should fall within 30–35% of your gross household income. This can be calculated using the following equation:

    (Gross annual income X 0.30)/12 = Target monthly rent.

    E.g. If my income is $50,000 per year, $50,000 X 0.30 = $15,000, divided by 12 months = $1,250 per month. $50,000 X 0.35 = $17,500, divided by 12 months = $1458. I would want to apply for a place that is between $1,250 to $1458 per month.

    Applications for units priced below what your income supports will not be approved.

  • All members of the household must be a Canadian citizen, have Permanent Resident Status, or Landed Immigrant Status. 

    • Must be a Canadian bank account holder.

    • At least 1 person in your household must be 19 years of age and older.

    • No member of the household owes money to any social housing provider.

    • You must be able to live independently, and make your own arrangements for support services.

    Anyone may apply, however, to support community needs, preference may be given to:

    • Essential workers

    • Current residents of the Sunshine Coast

  • No. This property is designated for independent residents and does not provide onsite assistance for day-to-day living.

  • No, due to the mix of units we have we cater to multiple different income levels. From teachers to paramedics, seniors to service workers, our housing is designed to help working families and retired seniors find long term sustainable housing.


  • Housing is considered affordable when it costs no more than 30–35% of gross household income.

    We follow the definition of affordability used by the Canada Mortgage and Housing Corporation (CMHC) and BC Housing.

  • Household income includes the total gross (before tax) income of all adults who will be living in the unit.

    You will be asked to provide income verification, typically through your:

    • Most recent Notice of Assessment from the CRA

    • 3 of your most recent pay stubs from your current employer

    1. Submit an application for the unit that matches your income range.

    2. Applications are reviewed.

    3. Up to three applicants per unit will be shortlisted.

    4. Shortlisted applicants will be contacted to:

      • View the unit

      • Participate in a follow-up interview

      • Provide proof of income documentation

    Due to the high volume of interest, only shortlisted applicants will be contacted.

  • We will reach out to those who have completed the application and have been shortlisted by our selection committee. Those selected will have an interview with our Property Manager. You will be expected to bring up to date financial documents as well as a list of references to be contacted.

  • Because of the anticipated volume of inquiries, we are not able to respond individually to all emails or applications.

    If you do not hear from us, your application was not shortlisted at this time.

  • Tenants are allowed one cat or one dog per unit. All cats and dogs must be spayed or neutered and participate in an ongoing flea maintenance program.

    Contained pets such as fish, gerbils, hamsters or guinea pigs are also permitted. Fish Tanks must not be larger than 10 gallons and tenants with fish tanks are required to have water damage liability insurance.

    Snakes, reptiles and other exotic pets are not allowed.

    Despite any pet restrictions in the development, a tenant with a disability that requires, as a result of the disability, the assistance of a guide or service dog (that is certified as a guide dog or a service dog by the Registrar of Guide Dogs and Service Dogs under the Guide Dog and Service Dog Act (British Columbia)) for daily living may have a guide or service dog.

    ~20 minute commute to Langdale Ferry terminal by bus (10 minute drive)

    Lovely forested walking trails right outside your door! 25 minute walk (10 minute drive) to local beaches and lower Gibsons.

  • Yes. O’Shea Place is a non-smoking/vaping building and property.

    Smoking or vaping is not permitted inside units, on balconies, or anywhere on the property.
    Please also respect the adjacent wooded park area as smoke- and vape-free.

  • Parking is limited and not guaranteed.

    Coast Car Co-op spaces are available on the property.

  • Yes, the Sunshine Coast Affordable Housing Society will require all residents to maintain renter’s insurance that covers personal belongings and general liability proof of active insurance is required.

  • No. Construction of our properties are funded mainly through a mortgage that our organization takes out and uses the rents to pay. We aim to keep the rents as affordable as possible, but as our mortgage is fixed we must ensure that our rents are fixed as well so we can meet our financial obligations.
